How much does it cost to fix a leaning fence?

The price follows the number of failed posts. A fence leans because posts gave way, not because boards did. If one or two are bad, it is a standard repair. If most of a run is loose, doing the whole run in a single trip costs less than coming back each windy season.

Why is my fence leaning, and can it be fixed without replacing it?

Usually it can be fixed. The Las Vegas causes are fairly specific. Spring wind and summer storm gusts rock solid panels until the footings loosen. Steel posts rust through at grade where drip lines or lawn sprinklers soak them, and salts in valley soil speed that up. Some footings were poured short because the crew quit digging at caliche. If the panels are sound, we set new posts and re-hang them.

How much does it cost to replace a rotted fence post?

Replacing one or two posts usually falls in the national $300 to $900 range. We pull the post with its old concrete, dig to proper depth, set the new post in concrete and reconnect the rails. Posts jammed against a block wall or sitting in hardpan take more time. When a wood post has failed, we normally put galvanized steel in its place.

My gate sags and will not latch. Repair or replace?

Repair it in most cases. Start at the hinges. A hinge post that has leaned, or bolts that have worked loose from a block column, will drop the latch side. Dry desert air also shrinks wood infill until the frame goes out of square. We reset the post or add a steel one, true up and brace the frame and move the latch. If the frame itself has rusted out or cracked, we build a new gate.

How much does a contractor charge to fix a broken gate latch?

A latch is a minor repair, $100 to $300 in the 2026 national figures. Most companies have a minimum charge for a visit, so list any other small fixes for the same trip. A latch on a pool gate must still meet the pool barrier rules once it is replaced.

My fence posts shifted after a storm and the gate will not close. Can they be reset?

Yes. In colder states this is a frost heave problem, but Las Vegas ground does not freeze deep enough for that. Here posts move when wind hits a solid fence while a downpour has turned the soil around a shallow footing to mud. Pushing the post straight and packing dirt around it fails again. We remove the footing, dig down to firm ground and pour new concrete.

My fence line goes wavy every summer. Is it the soil or a bad installation?

With wood, the boards are usually to blame. Months above 100 degrees dry long rails until they bow, and thin posts follow. Some valley soils also swell when irrigation water reaches them and settle as they dry out. Steel posts in deep concrete hold the line. If steel panels on top of a block wall look wavy, check the wall. A moving wall is work for a mason or engineer.

A branch bent my aluminum fence. Do I need a whole new panel?

Not always. If the fence was assembled from loose rails and pickets, we change only the bent pieces. If the panel was welded at the factory, the full panel is swapped. Welded steel is the third case: we cut out a bent picket and weld a new one in place. Text us a picture and we will tell you which type it is.

Nobody can price a fence from a desk. We come out, measure the line and write the number down, and the visit costs nothing. Call (702) 829-5267, or text photos of the yard to that number.
